Making your Overseas Property Work for You
Buying an overseas property is one of the best investments
you can make. Not only will it reward you as a relaxing getaway
for you, your family and friends, but it can provide an extra
income for you while you are not there. There are a variety
of ways with which you can make money from your overseas property.
Here we examine a few profitable options.
Classes for Tourists
An unusual option, but one that is on the increase, is the
use of your property as a site for skills-based holidays.
If you have a skill that you could share - perhaps cookery,
sculpture, painting or hill climbing - you could think about
hosting classes for tourists and locals. This type of holiday
is gaining popularity with single people and those whose careers
allow them little hobby-time while at home. Be sure to advertise
in the right places in order to maximise profit, and be aware
that these extra activities mean that you can charge guests
a considerable amount more for their stay at your property.
Holiday Letting
Of course the most popular way to make money from your property
is to rent it out as a holiday home. You can choose to rent
your property alone, via the internet. ‘Online agencies’
are cheap to join and provide somewhere to advertise your
property. Or you could choose to set up your own website as
a means of advertising.
Another option is to rent via a rental agency or holiday
company. You will have to pay a proportion of your income
to them as commission, but it can save you time and hassle
to have someone else take care of all the leg work for you.
Whatever option you choose, just be sure to have comprehensive
buildings
and contents insurance on your property, as damage and
breakages can occur.
Depending on the rental rates available in your area, you
may find that your rental income covers your rental agency
fees and mortgage entirely, thus allowing you to enjoy your
holiday home investment for free.
Film and Photo Locations
Another more unusual profit-maker is to rent your property
for use as a location for film and photographic shoots. There
are several agencies who work on behalf of magazines, film
and television studios to source suitable locations for shoots.
Although this may not be a steady source of income, the rental
money paid is usually excellent. Although these companies
are contractually obliged to leave your property as they found
it, you would still have to be willing to put up with disruption
to your home for the duration of the shoot.
